WHEN it comes to transactions in the New York City real estate market, April is the sweetest month, at least for the sellers of co-ops and condominiums and those hard-working brokers who count on the commission checks handed over at closing.A tabulation of property closings in April and a trickle of closings in May filed with the city’s Department of Finance show nary a shadow of the retrenchment in the national real estate market.
Average prices at closings in Manhattan appear to have reached or exceeded the top levels achieved in the spring of 2006. Average prices were higher by 6 percent than prices in the previous quarter.

Abbreviated Appreciation Curtails Cash-Outs

As home appreciation slows, homeowners with less equity to tap are holding onto their mortgages longer and fewer are risking larger mortgages when they do refinance.
In another sign of the boom-gone-bye-bye times, in the first quarter of 2007, the median appreciation of refinanced property was 24 percent, down from 31 percent a year ago, according to Freddie Mac's Cash-Out Refinance survey of its loans.
The refinanced loan was also older than it was a year ago, 3.3 years on average in the first quarter this year, compared to an average 3 years old a year ago.

Negotiating the Right Protection

During the home-buying process, there's more to negotiation than just price and terms. In the market of the past, buyers had nothing to go for except the highest price as possible, no home inspection, and a home warranty if they wanted to buy it themselves.

Today, buyers have a lot more negotiation on their side, but even if the seller balks at some of your requests, it still makes sense to put certain protective clauses, warranties and insurance policies in place to protect your most valuable asset.

'Green Building' Isn't As Simple As Building Green

'Building green' is Energy Star ratings for buildings' energy use and it's U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED) benchmark requirements for more sustainable and conservation-minded construction materials, designs and technology.
Building green is a holistic effort including energy conservation designs and sustainable materials and techniques, but it is also mindful of land use and preservation, building workforce housing close to jobs and including transportation choices.
